Monthly rentals in the Azorestowns, rents and the contract you sign
A month or longer on São Miguel: which platforms actually list Ponta Delgada, what signed and asking rents look like (INE and idealista, 2026), Ponta Delgada vs Ribeira Grande vs Vila Franca, the Portuguese temporary lease, deposits, seasons and scams.

Researched on 10 October 2026 from Statistics Portugal (INE), idealista’s rent reports, the platforms’ own pages and the Portuguese law texts. We haven’t rented a flat in the Azores ourselves.
The short answer: for a month, search Airbnb and HousingAnywhere first, then Flatio; for three months or more, add idealista. Base yourself in Ponta Delgada unless you’ll have a car. Supply is thin: on 10 October 2026 a Ponta Delgada search returned 60 results on HousingAnywhere, 11 on Flatio and 7 on Uniplaces [3][4][6]. Signed rents are low by Portuguese standards: INE’s median for new leases in Ponta Delgada was €8.00 per m² in the 12 months to June 2026, and €5.69 in Ribeira Grande [1]. Asking rents on idealista run higher, €12.2 per m² in Ponta Delgada in September 2026 [2]. A genuinely temporary lease can be shorter than a year if the contract records its purpose [8], and the deposit on an ordinary lease is capped at two months’ rent [9].
Where to look
| Platform | Ponta Delgada (10 Oct 2026) | Good for | Watch out for |
|---|---|---|---|
| HousingAnywhere | 60 results [4] | Rooms and flats, mid-term; lowest prices on page one €400 (room) and €750 (flat), depending on dates | The “Ribeira Grande” search shows the same listings [5] |
| Flatio | 11 [3] | Furnished flats; listings show Wi-Fi speed | Nothing in Ribeira Grande [3]; mixes nightly and monthly offers |
| Uniplaces | 7 [6] | Rooms and a few whole flats | Thin supply |
| Spotahome | none found | – | We found no Ponta Delgada offer when we checked |
| Airbnb | not counted | Search by town, including Ribeira Grande and Vila Franca | Availability and any monthly discount vary by listing |
| idealista | not counted | Ordinary leases from local landlords | Check the minimum term in each ad |
How payment works matters as much as the price. On Airbnb a stay of 28 nights or more is charged as a first-month payment up front, released to the host 24 hours after check-in, then monthly instalments [7]. On the other platforms, read the payment schedule of the exact booking before you pay anything.
Outside Ponta Delgada the platforms thin out fast. For Ribeira Grande and Vila Franca, Airbnb and local agencies are the realistic route.
What a month costs
Two official-ish numbers, and they measure different things:
| Area | Signed new leases, INE (12 months to June 2026) [1] | Asking rents, idealista (September 2026) [2] | Illustration: 50 m² × median |
|---|---|---|---|
| Ponta Delgada | €8.00/m² (451 contracts) | €12.2/m² | about €400 signed, €610 asked |
| Ribeira Grande | €5.69/m² (108 contracts) | no index | about €285 signed |
| Lagoa | €6.88/m² (60 contracts) | no index | about €345 signed |
| Vila Franca do Campo | not published | no index | no data |
| All of São Miguel | – | €12.0/m², +8.1% in a year | – |
- INE counts leases actually registered with the tax office; idealista shows what landlords ask in ads. Arriving from abroad and needing a flat quickly, we’d budget nearer the idealista figure.
- Rents are rising fast. In the second quarter of 2026 the Azores had the biggest quarterly rise of Portugal’s 26 sub-regions in INE’s data: €7.00 per m², up 16.3% on the first quarter [1].
- The last column is arithmetic (50 × the median), not the price of any real flat.
- Furnished monthly lets are a separate market. On HousingAnywhere’s first page the lowest prices were €400 to €460 for rooms and €750 for apartments, but the same apartments showed up to about €3,900 a month on other dates [4]; on Uniplaces the range was €400 to €1,600 [6]. Check the total for your exact dates, including platform fees. Prices on these platforms are what the listing shows; ask whether fees and any VAT are included before you pay. Numbeo’s one-bedroom in central Ponta Delgada is about €1,050 (10 contributors, so treat it as a rough guide) [14].
- Tourist tax: if the flat is a licensed holiday let in Ponta Delgada, the council charges €2 per guest per night for at most 3 consecutive nights per establishment; under-13s and Azores residents don’t pay [12]. That is at most €6 per paying guest on a month in one place. We didn’t check Ribeira Grande’s or Vila Franca’s rules. All the rates we checked, from Lisbon to Funchal: tourist tax in Portugal.
Rent by town
- Ponta Delgada: INE median €8.00/m² on signed leases, idealista asking €12.2/m²; most platform search results [1][2][3].
- Ribeira Grande: INE €5.69/m², few listings; expect Airbnb and local ads [1].
- Vila Franca do Campo: no INE figure and no idealista index; few listings [1][2].

The contract: what Portuguese law allows
A fixed-term residential lease in Portugal normally runs at least one year. Article 1095 of the Civil Code makes an exception for non-permanent housing or “special transitory purposes”, such as work, study or tourism, and the contract must say which [8][10][18]. The Civil Code applies in the Azores as on the mainland, so this is the lease to ask about for a stay of a few months.
Three things follow from it:
- The reason goes in writing. “Remote work” or “tourism” belongs in the contract [10].
- No automatic renewal unless the contract says so [10].
- Tourism-purpose leases are limited to one per flat or building per calendar year, under Law 82/2023 (the 2024 State Budget) [8]. Leases for work or study are not limited this way [10].
The alternative is a licensed holiday let (alojamento local), where you are a guest, not a tenant. In the Azores these are licensed with the regional tourism directorate (Direção Regional do Turismo): 4,461 on the islands, 2,689 of them on São Miguel, according to the regional economic and social council in July 2026. A separate regional holiday-let law was still a draft then [11].
Deposits and payments
- Portuguese leases: the guarantee is capped at two months’ rent, and rent paid in advance, which must be agreed in writing, at two months (Civil Code article 1076, as amended in 2022) [9]. Ask for a written breakdown of everything due before move-in.
- Platforms: a platform booking is often a holiday-let stay, not a lease, and follows the platform’s payment rules. Airbnb holds the first month until 24 hours after check-in [7].
- Paying from abroad: which cards work, Revolut vs Wise fees, why MB Way needs a Portuguese bank account and why to pay in euros: paying in Portugal.
- Get the inventory in writing with photos on day one, so the deposit comes back. In a humid climate, photograph any damp or mould spots too.
When to book
The Azores are a summer destination, and prices follow. In August 2026 the average hotel room sold for €183.35 at 86.2% occupancy; in January 2026 it was €64.64 at 27.6% [15][16]. Those are hotel figures, a sign of the season rather than monthly-rent prices. Summer months are the ones to book first; from October to April expect fewer visitors and, likely, more room to negotiate, but it is also the rainy half of the year; see the Azores in winter and Azores weather by month.
We found no dated source on how far ahead people book monthly lets on São Miguel, so we’re not giving a number.
Rental scams and how to spot them
Fake rentals are common enough in Portugal that the police publish figures: the PSP recorded 3,801 fake holiday-rental cases between 2023 and June 2025, and the GNR 436 rental-fraud crimes [13]. The GNR’s advice [13], with what it means for a month on São Miguel:
- A price far below similar flats nearby. Compare with the INE and idealista figures above and with a few listings on two platforms.
- Pressure to pay a “sinal” (reservation deposit) because “many people are interested”. On a platform, never pay outside it; the platform’s protection ends the moment you do.
- The same photos in other listings, especially under a different address or owner name. Reverse-search one photo.
- No name or contact for the owner. Ask for the landlord’s name and, for a holiday let, the registration number.
- Nothing in writing. Off-platform, ask for a written lease stating the temporary purpose [8], or for a holiday let a written booking confirmation with the price, cancellation terms, the operator’s name and the registration number.

Travel insurance for long stays
A European health card (EHIC, or the UK’s GHIC) covers state healthcare, not everything. For a long stay, check whether a policy covers you for the whole trip, pre-existing conditions, and sports like surfing. We don’t sell or recommend specific policies.

Quick answers
Where can I find a monthly rental in the Azores?
On 10 October 2026 a Ponta Delgada search returned 60 results on HousingAnywhere, 11 on Flatio and 7 on Uniplaces; we found no Spotahome offer there. Flatio found nothing in Ribeira Grande. On Airbnb, search by town and dates; it charges stays of 28 nights or more in monthly instalments. idealista is where local landlords advertise ordinary leases.
How much is rent in the Azores per month?
Signed leases: INE puts the median for new contracts in Ponta Delgada at €8.00 per m² (12 months to June 2026) and in Ribeira Grande at €5.69. Asking rents on idealista were €12.2 per m² in Ponta Delgada in September 2026. As an illustration only, 50 m² at those Ponta Delgada medians is about €400 (signed) or €610 (asked) a month before bills; these are not prices for any real flat. Furnished flats let by the month cost more.
Is Ponta Delgada, Ribeira Grande or Vila Franca better for a month?
Ponta Delgada if you won't drive: the bus hub, shops, coworking and the airport are there, and so are almost all platform listings. Ribeira Grande has a lower signed-rent median than Ponta Delgada in INE's data and the surf beach, but fewer listings. Vila Franca has Blue Flag beaches and a bus to Ponta Delgada in about 50 minutes; we found no rent figure for it in INE's table or idealista's reports.
Can you rent an apartment in Portugal for just one month?
Yes. The Civil Code's one-year minimum doesn't apply to leases for non-permanent housing or 'special transitory purposes' such as work, study or tourism (article 1095), and the contract must state that purpose. Since Law 82/2023, a flat can have only one tourism-purpose lease of this kind per calendar year; leases for work have no such cap.
How big is the deposit for a rental in the Azores?
On an ordinary Portuguese lease, the Civil Code caps the guarantee at two months' rent and rent paid in advance at two months (article 1076). The Azores follow the national Civil Code here. Platforms add their own payment rules.
