Monthly rentals in the Algarvewhere to look, what it costs and when to book

A month in the Algarve without a summer price tag: which mid-term platforms list Albufeira, Lagos, Tavira and Faro (counts on 10 Oct 2026), rents from idealista and Numbeo, the winter monthly market, Portugal's temporary-lease and holiday-let rules, deposits, and how rental scams work.

Researched on 10 October 2026 from the platforms’ own pages, idealista’s and Numbeo’s figures, INE, the Portuguese law texts and Lagoa council minutes. We haven’t rented a flat in the Algarve by the month ourselves.

The short answer: come between October and May, search Flatio and Airbnb first, then HousingAnywhere, and pick the town before the flat. Albufeira has the most listings on both big platforms; after that the order depends on the platform (Lagos and Portimão lead on Flatio, the Tavira municipality and Faro on HousingAnywhere) [3][4][5][6][7][9][10][11]. Counts mix rooms and whole flats, and HousingAnywhere counts the whole Tavira municipality. idealista’s asking rent for ordinary leases in the Algarve was €20.8 per m² in September 2026, after a July peak [1]. In Portugal a genuinely temporary lease can be shorter than a year if the contract records its purpose [22], and the deposit on an ordinary lease is capped at two months’ rent [23].

Where to look

Platform Listings on 10 Oct 2026 Good for Watch out for
Flatio Albufeira 230, Lagos 75, Portimão 74, Tavira 32, Faro 27, Olhão 11, Sagres 2 [3][4][5][6][7][8] Furnished flats by the month Supply thins out fast west of Lagos
HousingAnywhere Albufeira 246, Tavira municipality 123, Faro 82, Portimão 81, Lagos 65 [9][10][11] Rooms and studios, mid-term Check whether a listing is a room or a whole flat
Spotahome Faro 23 [12] A handful of flats Thin supply
Uniplaces Faro 40 [13] Students (Faro has the university) Mostly rooms
Airbnb not counted Any town, including villages Monthly discount set by each host [14]
idealista not counted Ordinary leases from local landlords Check the minimum term in each ad

How payment works: on Flatio you pay the first rent and a service fee at booking, and any deposit the host asks for on move-in day [4]. On Airbnb a stay of 28 nights or more is charged as a first-month payment, released to the host 24 hours after check-in, then instalments charged 10 days before each period [14].

For Sagres and the west coast, Flatio had 2 listings [8]: there, Airbnb, local agencies and guesthouse packages are the realistic route. One Sagres hostel advertises a 30-night package from €402 with breakfast [19].

What a month costs

  • Ordinary leases (idealista asking rents): the Algarve was €20.8 per m² in September 2026, after €22.5 in July [1]. A 50 m² flat at that average lists at about €1,040 a month before bills (our arithmetic). idealista’s Lagos index was €16.2 per m² in May 2026 [2], a small sample; we couldn’t read a current figure for the other towns.
  • Crowd-sourced one-bedroom in the centre (Numbeo, 2 October 2026): Faro €912.50 [15], Lagos €1,037.50 [16], Albufeira €1,162.50 [17]. Few contributors (16 to 28), so treat these as orders of magnitude.
  • Furnished monthly lets: a different market. nomads.com puts the Lagos Airbnb median at $3,968 a month (October 2026) [18]. Compare several listings for your exact dates.
  • Tourist tax: charged in hotels and licensed holiday lets, not on a residential lease, and only for the first nights of a stay: in Faro €1 a night from November to February and €2 from March to October, from age 16, for at most 7 nights [28]. Lagos and Tavira had no tourist tax we could find. Every town: tourist tax in Portugal.

Summer vs winter

The Algarve is two rental markets in one year. In August 2025 its tourist accommodation recorded 3.23 million guest nights; in January 2026, 543,800 [20][21]. Far less tourist demand outside summer is why October to May is the time to look for a month (our reading of the INE figures, not a measured rental price; we found no source that measures the winter discount or the number of monthly offers by season).

  • October to May: the main season for monthly lets. Ask for the 30-day price, not the nightly rate times 30.
  • June to September: many owners won’t take a month at all, or price it at holiday rates. idealista’s index peaked in July [1].
  • Winter checks: heating, insulation and damp. Faro averages a 16.3 °C high in January, with much of the year’s rain from November to January (best time to visit the Algarve). Ask how the flat is heated and what the electricity costs.

The contract: what Portuguese law allows

Most Portuguese leases have a one-year minimum. Article 1095 of the Civil Code makes an exception for non-permanent housing or “special transitory purposes”, such as work, study or tourism, and the contract must say which [22][24][30].

  • The reason goes in writing. “Remote work” or “tourism” belongs in the contract [24].
  • No automatic renewal unless the contract says so [24].
  • One tourism-purpose lease per flat per calendar year [22]. Leases for work or study are not limited this way [24].

The alternative is a licensed holiday let (alojamento local, AL), where you are a guest, not a tenant. Since Decreto-Lei 76/2024, councils can set “containment” and “sustainable growth” areas, and may suspend new AL registrations in specific areas for up to a year while they write their rules [25]. Lagoa did so: its assembly suspended new registrations on 24 September 2025 in eight named areas, among them the urban-rehabilitation areas of Lagoa town, Estômbar, Ferragudo, Parchal and Porches (Carvoeiro was not on the list), for three months, and the council extended it by three more in December 2025 while it finished its regulation [26]. We couldn’t confirm the current status in Lagoa, and we found no approved containment rules in the other Algarve towns; that is a gap in our research, not proof there are none. Check with the council (câmara municipal) if it matters to you. Existing licences carry on; a licensed flat has a registration number you can look up in the national register [27].

Deposits and payments

  • Portuguese leases: the guarantee is capped at two months’ rent, and rent paid in advance at two months (Civil Code article 1076, as amended in 2022) [23]. Ask for a written breakdown of everything due before move-in.
  • Platforms: their own rules apply on top: Flatio collects any deposit on move-in day [4], Airbnb holds the first month until 24 hours after check-in [14].
  • Paying from abroad: card or transfer, and which currency to choose: paying in Portugal.
  • Get the inventory in writing with photos on day one.

Where to base yourself for a month

For work: Lagos has the most to offer, with Nest Coworking and the station; Faro has Kobu Spaces and the airport; Olhão has A Fábrica. Prices and Wi-Fi: working remotely in the Algarve, Lagos for digital nomads, remote work in Faro.

With kids: a town with a flat beach and services all year: Lagos for Meia Praia, or Tavira for the island beaches. More in the Algarve with kids.

Without a car: a town with the railway station in town: Lagos, Faro, Olhão or Tavira. Albufeira has the most listings, but its station is far out of town (the Algarve without a car).

Town by town, with the trade-offs: where to stay in the Algarve.

Rental scams and how to spot them

Portugal’s police publish the numbers: the PSP recorded 3,801 fake holiday-rental cases between 2023 and June 2025, and the GNR 436 rental-fraud crimes [29]. The GNR’s warning signs [29], applied to a month in the Algarve:

  • A price far below similar flats nearby, especially for July or August. Compare with the figures above and with listings on two platforms.
  • Pressure to pay a “sinal” (reservation deposit) because “many people are interested”. On a platform, never pay outside it.
  • The same photos in other listings, under another address or owner name. Reverse-search one photo.
  • No name or contact for the owner. For a holiday let, ask for the registration number and check it in the register [27].
  • Nothing in writing. Off-platform, ask for a written lease stating the temporary purpose [22], or a written booking confirmation with the price, cancellation terms and registration number.

Quick answers

Where can I find a monthly rental in the Algarve?

On 10 October 2026 Flatio showed 230 listings in Albufeira, 75 in Lagos, 74 in Portimão, 32 in Tavira and 27 in Faro; HousingAnywhere 246 in Albufeira, 123 in the Tavira municipality, 82 in Faro, 81 in Portimão and 65 in Lagos. Airbnb charges stays of 28 nights or more monthly. idealista is where local landlords advertise ordinary leases.

How much does it cost to rent in the Algarve per month?

idealista's asking rent for the Algarve was €20.8 per m² in September 2026, down from a peak of €22.5 in July, so a 50 m² flat lists at about €1,040 a month before bills. Numbeo's one-bedroom in the centre is €912.50 in Faro, €1,037.50 in Lagos and €1,162.50 in Albufeira (2 October 2026). Furnished monthly lets are a separate market.

When is the cheapest time to rent in the Algarve for a month?

Outside summer. The Algarve recorded 543,800 guest nights in tourist accommodation in January 2026 against 3.23 million in August 2025 (INE), so demand is far lower in autumn and winter, and idealista's regional rent index peaked in July. That points to October to May for a month, but we found no figure for how much cheaper it is.

Can you rent an apartment in Portugal for just one month?

Yes. The Civil Code's one-year minimum doesn't apply to leases for non-permanent housing or 'special transitory purposes' such as work, study or tourism (article 1095), and the contract has to state the purpose. A flat can have only one tourism-purpose lease of this kind per calendar year. The other route is a licensed holiday let (alojamento local).

Are there restrictions on holiday lets (alojamento local) in the Algarve?

Since Decreto-Lei 76/2024, councils can set containment areas and may suspend new registrations for up to a year while they write their rules. Lagoa suspended new registrations in named areas (Lagoa town, Estômbar, Ferragudo, Parchal, Porches and others; Carvoeiro was not on the list) from September 2025 and extended the suspension in December 2025; we couldn't confirm its current status. Existing licensed lets carry on; as a guest, check the registration number.
