Monthly rentals in Portowhere to look, what it costs and the contract you sign
For one to six months in Porto, book on a platform that holds your first payment until move-in. New leases had a median rent of €14.66/m² in Q2 2026 (INE); furnished monthly lets have no reliable figure. Short 'transitory' leases are legal; deposits are capped at two rents.

Short answer: for one to six months in Porto, start on a mid-term platform (Uniplaces, HousingAnywhere, Spotahome, Flatio) that holds your first payment until you move in, or use Idealista if you can view flats in person. The official benchmark is €14.66 per m² for new leases in Q2 2026 (INE); for furnished monthly lets there are no reliable public figures. A short lease is legal if the contract states its transitory purpose, and the guarantee is capped at two months’ rent.

Where to look
| Where | What it is | How you pay | Porto, 10 Oct 2026 |
|---|---|---|---|
| Uniplaces | Rooms and flats, student-leaning | First month passed to the landlord 24 hours after move-in; deposit paid to the landlord | 2,126 places |
| HousingAnywhere | Rooms, studios, flats, student residences | First month held until you move in and confirm the place matches | 2,408 listings |
| Spotahome | Rooms and flats, booking request | Charged only when the landlord accepts; first month passed on 48 hours after move-in, issues reported within 24 hours | 2,010 listings |
| Flatio | Mid-term furnished rentals | First rent + service fee; Flatio pays the host after your move-in day | Listings across the city (no total shown) |
| Idealista | Portugal’s big portal: private landlords and agencies | Directly with the landlord or agency | 2,463 rentals; filter “Long-term residential” or “Short-term” |
| Airbnb | Holiday-style homes | 28+ nights: first month up front, then monthly | Monthly discounts set by each host |
Sources: each platform’s own pages, read on 10 October 2026. Counts change daily and include rooms in shared flats and student residences. “Held until move-in” protects you only if you report a problem inside the platform’s window (24 to 48 hours), and service fees are often not refunded.
What we take from this:
- Porto’s mid-term stock leans toward students: the first results on HousingAnywhere and Uniplaces are student residences and rooms. A family needs to filter for whole flats and number of bedrooms.
- Flatio asks hosts not to collect deposits; its extra cover applies only to deposit-free stays. On the move-in day and the next day you can claim its Move-in Guarantee: a full refund of rent and fee, plus up to 7 days of other accommodation. [Flatio]
- Spotahome cancellation after acceptance: full refund 60+ days before move-in, 50 % at 30 to 59 days, nothing at 29 days or less; its fee is never refunded. [Spotahome]
- Airbnb applies a long-term cancellation policy to 28+ nights: under “Firm” a full refund only up to 30 days before check-in; under “Strict” only within 48 hours of booking and at least 28 days before. [Airbnb]
What it costs: the official figure
INE, Portugal’s statistics office, publishes the median rent of new leases per square metre, from contracts registered with the tax authority. It covers all new leases of family homes, not only furnished short ones.
| Municipality | Median rent of new leases, Q2 2026 | Middle half of contracts | New contracts |
|---|---|---|---|
| Porto | €14.66/m² | €10.98 to €18.40/m² | 1,823 |
| Matosinhos | €12.80/m² | €9.38 to €16.63/m² | 614 |
| Vila Nova de Gaia | €11.11/m² | €8.53 to €14.03/m² | 1,036 |
| Braga | €9.05/m² | €7.14 to €11.33/m² | 906 |
| Portugal | €10.17/m² | €6.40 to €14.91/m² | 35,407 |
Source: INE, rents at local level, 2nd quarter 2026, published 29 September 2026. [INE] For scale, Lisbon’s median was €17.79/m².
To turn it into a monthly figure, multiply by the flat’s size: a 70 m² two-bedroom at the Porto median is about €1,030 a month (our arithmetic, not an INE figure).
Furnished monthly lets: no reliable figures. Platforms publish asking prices for their own listings, which are not a market statistic, and we found no official series for one-to-six-month furnished lets. Expect more than the long-lease median for a furnished flat with bills included.
The contract: a “special transitory” lease
Portugal has no separate “monthly rental” law, but the Civil Code makes room for short leases:
-
No one-year minimum for contracts “for non-permanent housing or special transitory purposes, namely for professional, education and training or tourist reasons”, if that purpose is written into the contract. [Civil Code art. 1095.3, via Diário da República]
-
No automatic renewal: ordinary fixed-term leases renew on their own; transitory ones do not, unless the contract says so. [Civil Code art. 1096.2]
-
Registration: the landlord must communicate the lease to the tax authority (AT), which also settles the stamp duty, and can then issue electronic rent receipts. [Portal das Finanças] A landlord who refuses any written contract or receipt is a warning sign.
-
Holiday lets are a different regime. A stay in a licensed short-let (alojamento local) is a tourist service, not a lease; a Portuguese legal-information site describes the transitory lease as the form often used in Greater Lisbon and Porto between the two. [Sociedades Comerciais] If you book a holiday let for a month, ask for its AL registration number, and budget Porto’s tourist tax: €3 per person per night for at most seven nights (€21), children aged 12 and under exempt, under the regulation in force since 1 December 2024 (city page, read 10 Oct 2026; check before you go). [Câmara Municipal do Porto] Two adults pay €42 for a month in one place. Gaia and the other towns: tourist tax in Portugal.
-
Leaving early: once a third of the agreed term has passed, the tenant can end the lease with 60 days’ notice if the term is under a year. [Civil Code art. 1098.3] On a three-month lease that means notice after one month, for an end date two months later. Platform cancellation terms are a separate thing.
What it means for a family on a work trip: the contract should name the purpose (work, a school term, a tourist stay) and the end date. This is our reading of the texts, not legal advice.
Deposit and advance rent
- Guarantee (caução): at most two months’ rent. [Civil Code art. 1076.2]
- Rent paid in advance: at most two months, agreed in writing. [Civil Code art. 1076.1]
- Both caps apply since 1 January 2023; before that, advance rent could reach three months. [Lei 24-D/2022, via O Informador Fiscal]
- These caps are for leases. A stay in a holiday let (AL) is a tourist service, where the booking terms apply instead.
- On a platform, the host’s terms decide within these limits: Flatio pushes deposit-free stays; on Uniplaces you pay the deposit to the landlord directly. [Flatio; Uniplaces]
- Take photos at check-in and check-out, and agree in writing how and when the deposit comes back.
- Paying a deposit or rent from abroad, by card or transfer: paying in Portugal.
When to book
We found no official data on lead times. Two signals:
- Spotahome’s own count: the share of its 2,470 Porto listings that declare a given month available (October 2026): November 2026 has the most flats free (36.7 %), January 2027 the fewest (9.3 %). [Spotahome] One platform’s stock, not the market.
- Uniplaces says demand is high all year, with more pressure in summer and early autumn, when the academic year starts. [Uniplaces]
The cancellation terms set the deadlines: Spotahome refunds in full only 60 or more days before move-in; Airbnb’s long-term policies cut off at 30 days before check-in (Firm) or 48 hours after booking (Strict). If your dates may still move, book on terms you can leave.
Before you pay: a family checklist
Ask the host to confirm in writing: the number of adults and children allowed, real beds (not sofa beds), lift or stairs for a pushchair, heating and air conditioning, a washing machine, a table you can work at, the internet speed, and whether electricity and water are capped or billed extra. Our editorial list, not a legal requirement.
The Porto scam to know about
In February 2024 the PSP arrested 12 people in Greater Porto in “Operation Gost Rent”. The group rented holiday flats for a few days, then advertised the same flats as medium or long-term rentals under false names, mostly to foreigners coming to work or study. They asked for deposits of two to four months’ rent, €1,600 to €2,400; police had identified more than 200 cases. [idealista/news, 22 Feb 2024]
Nationally, the PSP recorded 1,542 rental-scam reports in 2023, with losses over €1.75 million. Its advice: [idealista/news, 26 Feb 2024]
- Use trusted portals and professional advertisers.
- Distrust prices clearly below the market, urgency, and flats you cannot visit.
- Reverse-search the listing photos, and search the address and the advertiser’s name, phone and email online.
- Ask for extra proof, such as interior photos or a copy of a utility contract with the same name and address.
- Do not transfer a deposit or advance rent until you are sure the flat exists and is available.

Travel insurance for long stays
A European health card (EHIC, or the UK’s GHIC) covers state healthcare, not everything. For a long stay, check whether a policy covers you for the whole trip, pre-existing conditions, and sports like surfing. We don’t sell or recommend specific policies.

Quick answers
Where can I find a monthly rental in Porto?
Mid-term platforms (Uniplaces, HousingAnywhere, Spotahome, Flatio) take bookings from abroad and hold the first payment until you move in. Idealista is the big general portal, with a long-term or short-term filter, where you deal with the landlord or agency directly. Airbnb treats 28 nights or more as a monthly stay.
How much is rent in Porto per month?
The official figure is per square metre: INE puts the median rent of new leases in Porto at €14.66/m² in Q2 2026 (1,823 contracts), with half of contracts between €10.98 and €18.40/m². For furnished monthly lets there is no reliable public figure.
Can I sign a rental contract in Portugal for less than a year?
Yes. The one-year minimum does not apply to contracts for non-permanent housing or special transitory purposes, such as work, study or tourism, as long as the purpose is written into the contract (Civil Code, art. 1095). Such contracts do not renew automatically unless they say so.
How much deposit can a landlord ask for in Portugal?
Since 1 January 2023 the Civil Code caps the guarantee (caução) at two months' rent, and rent paid in advance at two months, agreed in writing (art. 1076). On platforms the host's terms apply within that.
How do I avoid rental scams in Porto?
In 2024 the Porto police broke up a group that rented holiday flats for a few days and re-advertised them as monthly or long-term rentals to foreigners, taking deposits of €1,600 to €2,400. Do not pay for a flat nobody has seen, check the listing's photos and the advertiser's name online, and prefer platforms that release money only after move-in.
